Buying a property in Italy is not as easy in the UK and this is without the language difference! If you don't speak Italian and are unsure of current market prices, fees and taxes and buying procedure then buying a house with us is the best idea.

Our standard fee includes:

Assistance from airport and booking local accommodation for your stay 
Finding a suitable property to match preferences and budget
Accompanied viewings
Negotiating and submitting an offer
Opening a bank account
A full legal service to ensure complete ownership 
Updates on progress of purchase
Completing necessary documentations and translations
Advice on foreign mortgages
Advice on transferring money to your Italian bank account
Obtaining your codice fiscale 
Applying for residency if required
Accompanying you to the notary

Post-purchase services:

Transferring main utilities and arranging direct debits
Advice on car purchase and insurance
Obtaining a TV license

Optional services:

For no fee we can introduce you to a local English speaking building and restoration company. They arrange architects, geometras, submitting and getting approval of plans. They will update you regularly on the progress of your house renovation.

We cannot guarantee to save you money but it is likely we will save you the cost of our fee and more. 

How do we do this?
By using our own lawyers and registered estate agents  we use a set fee rather than  a percentage. Typically Italian agents charge the buyer 3.5% to purchase. They would not carry out translations, obtain fiscal codes, open bank accounts, calculate ICI, carry out legal work and provide after sales service. 

We negotiate you the best price for your property. We make sure that you do not pay more for you property because you are English. You will pay the same as an Italian would. Typically Italian estate agents work for the vendor. We work for you.  

Ownership rules in Italy are different than those in Britain and without legal checks you could find that you do not actually own your property. We use a legal team to carry out all checks on properties to ensure this doesn't happen to any of our customers.  

Saving time
A few days is a short time to find your ideal Italian home. We speak to all our customers prior arriving in Italy to find out property preferences. This ensures that when you get here you view what you wanted.  If you don't know the area we can arrange accommodation and provide directions for you too.
